Case Study
The following is an example of what could happen if
tenant screening is ignored.
Think about it
A tenant approaches you, seems respectable and nice,
and agrees to rent your property for 11 months for
700 euros a month. Contracts are signed and he pays
you the first months rent and one months deposit.
All seems well.
However it comes to the second month and the rent is
not paid. You give him the benefit of the doubt and
allow an extra few days. Still no rent payment. You
contact him and he says he has had a few problems
but that the rent will be paid within the next week.
The deadline comes and goes and still no payment. He
then starts avoiding your phone calls and wont
answer the door to you. Now the third months rent is
due and still no payment so you consult a lawyer.
You are informed that to start legal action will
cost you 300 euros. You pay as you want this tenant
out and get your property back. You are now into the
fourth month and to date you are 2400 euros out of
pocket.
Finally the tenant contacts you to say he has left
the property so you enter to find it is filthy, your
TV and DVD player are missing and your sofa is
damaged beyond repair. The cost to clean and replace
these items totals 1800 euros but you only have 700
euros in deposit money.
Therefore the financial cost to you is 3500 euros
plus over four months of stress and worry and you
only earned 700 euros from the rental, which of
course you had to spend on bringing the property
back up to a reasonable standard.
This is just one example of what could happen.
